This morning I had a friend in the home/building rehab biz take a look at upcoming new home; he was very impressed that I found such a great deal on such a great house! That make me relax a bit. Still, there's a lot of rust to remove, and a good bit of painting to do and remove. He thought the exposed hardwoods were gorgeous but needed a little clean-up and wax, the attic is in great shape, loved the garage (especially the pegboard), and didn't think the electrical or plumbing work will cost a fortune. Hooray! Now all I need is a really tall ladder and a Lowe's or Home Depot expense account! Wish me luck on Friday. By the way, turns out the enormous trees in the front yard are the state tree: Tulip Poplar. They have very cool tulip-shaped flower...dead give-away.

Thank you! I'm feeling much better after having a non-family assessment of my killer choice and deal-making abilities. Can't wait to have y'all over for Q South!
